Space
A prime location, superbly located between Piazza Signoria and Ponte Vecchio near the most important places of interest, you can still have a peaceful night's rest in this quiet refuge, then step into the heart of the city at your front door when you're ready to explore! Very close to a grand selection of restaurants, bars, markets and shops and other amenities (of which we will have a list of locally-loved suggestions for you upon arrival!).
The entire apartment has high ceilings and is equipped with air conditioning (during summer) and heating (from November to mid April, as per local regulations).
Equipped with all you need for an unforgettable stay in wonderful Florence.
The flat has 2 bedrooms with king size bed and one bathroom.
The apartment is completed by the dining room and a small functional kitchen ( please note that there is a microwave but not an oven).
All the windows have shutters (so you can completely block out lights) and all the rooms have big windows with double glazing to maximize isolation..
Le Grazie 1 is located on the second floor. The building dates back to 16th century, so no, it doesn't have an elevator. :)
Access
Check-in time is 3PM - 7PM
As we don't have a front desk please let us know a precise arrival time at least 24h before check in date.
Any late check in must be requested and approved 24h before arrival.
Early and Late Check-In has an extra cost:
From 12 noon to 3pm: €10 ( €15 on weekends)
From 7pm to 8pm: €25
From 8pm to 10pm: €35
From 10pm to MIDNIGHT: €45
No check-in after MIDNIGHT, except for agreement made previously.

Neighborhood
Via dei Saponai is a charming, quiet street nestled in the heart of Florence's historic center, just steps away from the city's iconic landmarks. This neighborhood offers an authentic Florentine experience, with its cobblestone streets, historic buildings, and a vibrant atmosphere. A short walk takes you to famous sites like the Basilica di Santa Croce, the Uffizi Gallery, and Piazza della Signoria. The area is surrounded by traditional cafes, artisan shops, and local markets, making it a perfect base for exploring the city's rich culture and history while enjoying a peaceful retreat from the bustling tourist crowds.
Getting around
Via dei Saponai in Florence is conveniently located within walking distance of many of the city’s major attractions:
- Basilica di Santa Croce: 5-minute walk (400 meters)
- Piazza della Signoria and Palazzo Vecchio: 8-minute walk (600 meters)
- Uffizi Gallery: 8-minute walk (650 meters)
- Ponte Vecchio: 10-minute walk (800 meters)
- Duomo (Cattedrale di Santa Maria del Fiore): 12-minute walk (1 km)
- Piazza della Repubblica: 10-minute walk (850 meters)
This central location allows guests to explore Florence’s historic sights with ease, while still enjoying the charm of a quiet street away from the busiest tourist routes.
Transit
Florence city centre is a ZTL zone which stands for “limited traffic zone” and therefore special rules apply to when you can enter this area. This particular apartment is in fact located within the ZTL zone so this means that if you are thinking of coming to Florence by car and wish to drive around and park, then you will need to pay special attention to the road signs, CCTV cameras and access cameras (they will show either a red /green light) in order to avoid receiving fines. Guests who need to travel within the ZTL zone by car to reach their apartment are advised to contact one of the private garages in the centre (the one nearest the apartment you are staying in) and obtain a temporary access permit. Upon arrival at the garage, guests must specify their need for access in the ZTL and the garage will then note the vehicle’s number plate and forward it to the appropriate police headquarters.

IMPORTANT: PLEASE READ CAREFULLY
Age Requirement: The primary guest must be over 21 years old and will sign a short-term agreement at check-in for insurance, tax, and legal reasons.
Identification: All guests must provide a valid ID at check-in in compliance with Italian police regulations through a secure link. Failure to do so will result in denied entry.
Long-term Stays: By Italian law, stays over 30 nights require a tenancy agreement.
No Smoking
No Pets
Noise Restrictions: Strictly no parties or loud noises. Please be considerate of noise levels when entering and exiting the flat, especially after 11 PM.
Visitors: No external guests in the apartment without prior written approval, as per police regulations.
Cleaning Fee: Covers check-out cleaning only. Please maintain cleanliness, including kitchen clean-up (no leftover dirty dishes or garbage). Additional charges may apply for non-compliance.
Electricity Usage notice: Italian homes have a limited electricity capacity. Using multiple appliances simultaneously may trip the main switch. To reset the power, turn off the devices before switching the electricity back on. The main switch, a white box, will be pointed out to you upon arrival.
Plumbing: Only toilet paper should be flushed. Disposing of other items, especially feminine products, can cause blockages and may incur damage charges.
Heating Regulations: Per local laws in Florence (zone D), heating is permitted only from November 1 to April 15.
Lost Keys: A fee of €100 will be charged for each lost key set.
Utilities for Long Stays: For stays exceeding 30 days, the guest is responsible for all utility bills, calculated based on actual usage at the end of the stay.
