New, elegant flat, completely renovated in the centre of Florence, has everything you need for a comfortable and safe stay. It accommodates 6 people, perfect for families, couples and groups of friends.

Space
This gorgeous 2-bedroom, 1.5-bathroom, third floor apartment (with elevator) in the centre of Florence has everything you'll need to stay comfortably and safely.
The entire apartment has been recently renovated and decorated with attention to details and refined taste for design furniture and comforts. The earthy color palette of the apartment creates a warm, pleasant atmosphere. 

The space is clean and practical and accommodates comfortably up to 6 people.
It's located on the third floor of a historic building with elevator and comprises:
- a lovely living room ( with 1 double sofa bed
) which opens onto a fully equipped kitchen creating a lovely open space. A balcony makes the space very bright.
- a spacious master bedroom with good storage space and Queen size bed
- a second bedroom with 2 single beds that can be put together to form a second double bed
- next to the master bedroom there is a very spacious family bathroom with a large shower and by the entrance a bathroom with sink only (no shower)
The unit comes with air conditioning throughout the whole space, flat screen television, a Fiber Option WiFi connection.

A fully equipped kitchen with oven, microwave, dishwasher, washer, kettle, ecc. plus the addition of a washing/ dryer machine.
*Please note that the apartment has a building centralised AC and heating system. Heating is normally switched off around mid April, while AC is switched on around mid June. This is entirely depending on the building management.
The apartment has all the comforts that a house can offer, quiet and stylish it's ideal for a comfortable stop during the visit of the beautiful Florence.

Access
The flat is entirely at your disposal.
Check-in time is 3PM - 7PM
As we don't have a front desk please let us know a precise arrival time at least 24h before check in date.
Any late check in must be requested and approved 24h before arrival.
Early and Late Check-In has an extra cost:
From 12 noon to 3pm: €10 ( €15 on weekends)
From 7pm to 8pm: €25
From 8pm to 10pm: €35
From 10pm to MIDNIGHT: €45
No check-in after MIDNIGHT, except for agreement made previously.

Neighborhood
The neighborhood has remained very authentic and you can taste what is the essence of the city.
It is a quiet but lively neighborhood and allows you to walk to all the points of interest.
5 minutes to Duomo, 10 minutes to Santa Maria Novella Station

Transit
Florence city centre is a ZTL zone which stands for “limited traffic zone” and therefore special rules apply to when you can enter this area. This particular apartment is in fact located within the ZTL zone so this means that if you are thinking of coming to Florence by car and wish to drive around and park, then you will need to pay special attention to the road signs, CCTV cameras and access cameras (they will show either a red /green light) in order to avoid receiving fines. Guests who need to travel within the ZTL zone by car to reach their apartment are advised to contact one of the private garages in the centre (the one nearest the apartment you are staying in) and obtain a temporary access permit. Upon arrival at the garage, guests must specify their need for access in the ZTL and the garage will then note the vehicle’s number plate and forward it to the appropriate police headquarters

Getting around
It's near the Fortezza da Basso which hosts events such as “Firenze Fiera" Congress and fashion shows such as “Pitti Immagine". It is also very close to the Palazzo dei Congressi, the Historic Central Market in Florence with traditional shops that return centrality to the artisans of taste . Bread and pastries , fresh fish , fried meatballs , fruit and vegetables , meat and salami , mozzarella , cheese , chocolate and ice cream , pasta , wine , lamprey , sandwiches.

IIMPORTANT: PLEASE READ CAREFULLY
Age Requirement: The primary guest must be over 21 years old and will sign a short-term agreement at check-in for insurance, tax, and legal reasons.
Identification: All guests must provide a valid ID at check-in in compliance with Italian police regulations through a secure link. Failure to do so will result in denied entry.
Long-term Stays: By Italian law, stays over 30 nights require a tenancy agreement.
No Smoking
No Pets
Noise Restrictions: Strictly no parties or loud noises. Please be considerate of noise levels when entering and exiting the flat, especially after 11 PM.
Visitors: No external guests in the apartment without prior written approval, as per police regulations.
Cleaning Fee: Covers check-out cleaning only. Please maintain cleanliness, including kitchen clean-up (no leftover dirty dishes or garbage). Additional charges may apply for non-compliance.
Electricity Usage notice: Italian homes have a limited electricity capacity. Using multiple appliances simultaneously may trip the main switch. To reset the power, turn off the devices before switching the electricity back on. The main switch, a white box, will be pointed out to you upon arrival.
Plumbing: Only toilet paper should be flushed. Disposing of other items, especially feminine products, can cause blockages and may incur damage charges.
Heating Regulations: Per local laws in Florence (zone D), heating is permitted only from November 1 to April 15.
Lost Keys: A fee of €100 will be charged for each lost key set.
Utilities for Long Stays: For stays exceeding 30 days, the guest is responsible for all utility bills, calculated based on actual usage at the end of the stay.
