Stylish, well-equipped apartment situated on the ground floor of a building right outside the Medieval walls of the ancient Florence .

Space
The entire apartment has been recently renovated and decorated with attention to details and refined taste for design furniture and comforts. The earthy color palette of the apartment and the art istallation on the living room wall creates a warm, pleasant atmosphere.

The space is clean and practical and accommodates comfortably up to 3 people.
It'is located on the ground floor and comprises:
- a cozy living room ( with 1 double sofa bed) which opens onto a fully equipped kitchen creating a lovely open space with a big table and an art installation on the wall
- a spacious master bedroom with good storage space and Queen size bed
- next to the master bedroom there is a family bathroom with a large shower.

A peculiar feature of this apartment is the enclosed little patio, with a table and 2 chairs; perfect for relaxing at the end of the day while enjoying a glass of good wine.

The unit comes with air conditioning throughout the whole space, LCD TV, Fiber Optics WiFi connection and a complimentary desktop PC from where you can and access your guest area and plan your holiday chosing one of our handpicked services, such as guided tours, Wine tour in the surroundings of Florence and more!

The apartment has all the comforts that a house can offer, quiet and stilysh it's ideal for a comfortable stop during the visit of the beautiful Florence, and despite its modest size, it feels spacious since it is furnished in a smart and practical manner.

Access
Check-in time is 3PM - 7PM
As we don't have a front desk please let us know a precise arrival time at least 24h before check in date.
Any late check in must be requested and approved 24h before arrival.
Early and Late Check-In has an extra cost:
From 12 noon to 3pm: €10 ( €15 on weekends)
From 7pm to 8pm: €25
From 8pm to 10pm: €35
From 10pm to MIDNIGHT: €45
No check-in after MIDNIGHT, except for agreement made previously.

Neighborhood
Situated immediately outside the medieval walls of Florence: 5 minutes’ walk from the Boboli Gardens, San Frediano, and Piazza del Carmine, 15 minutes walk from Santo Spirito, Palazzo Pitti, the Ponte Vecchio, Piazza Signoria and the Uffizi gallery, and 25 minutes walk from Santa Croce, the Duomo, and the Accademia. The apartment is the perfect base from which to enjoy all of Florence, lying at the foot of the breathtaking Piazzale Michelangelo: situated in the area known as ‘Oltrarno’, or ‘Diladdarno’ in Florentine dialect, the ancient and authentic area of the historic centre of Florence on the left bank of the river Arno, in close proximity to all the important tourist sites, yet retaining its unspoilt authentic character. The bus stop to Piazzale Michelangelo (10 minutes ride) is literally outside the door. Car parking is not included in the rent, however it's possible to park for free along the street: this allows you to arrive by car and park in comfort and explore other cities and attractions in Tuscany.

Transit
Bus stops are really two steps away from the door. Bus nr. 12 goes to to the marvellous Piazzale Michelangelo from where you can appreciate Florence in its whole magnificence. It is also possible to take a taxy parked in Piazzale di Porta Romana, 5 minutes away on foot. Taxies can also be called by phone in order to take them by the apartment.

IMPORTANT: PLEASE READ CAREFULLY
Age Requirement: The primary guest must be over 21 years old and will sign a short-term agreement at check-in for insurance, tax, and legal reasons.
Identification: All guests must provide a valid ID at check-in in compliance with Italian police regulations through a secure link. Failure to do so will result in denied entry.
Long-term Stays: By Italian law, stays over 30 nights require a tenancy agreement.
No Smoking
No Pets
Noise Restrictions: Strictly no parties or loud noises. Please be considerate of noise levels when entering and exiting the flat, especially after 11 PM.
Visitors: No external guests in the apartment without prior written approval, as per police regulations.
Cleaning Fee: Covers check-out cleaning only. Please maintain cleanliness, including kitchen clean-up (no leftover dirty dishes or garbage). Additional charges may apply for non-compliance.
Electricity Usage notice: Italian homes have a limited electricity capacity. Using multiple appliances simultaneously may trip the main switch. To reset the power, turn off the devices before switching the electricity back on. The main switch, a white box, will be pointed out to you upon arrival.
Plumbing: Only toilet paper should be flushed. Disposing of other items, especially feminine products, can cause blockages and may incur damage charges.
Heating Regulations: Per local laws in Florence (zone D), heating is permitted only from November 1 to April 15.
Lost Keys: A fee of €100 will be charged for each lost key set.
Utilities for Long Stays: For stays exceeding 30 days, the guest is responsible for all utility bills, calculated based on actual usage at the end of the stay.
