Located on the ground floor of a historic building typical of the Oltrarno, just a few steps from the center and easily accessible by car, this apartment offers a cool and comfortable living space despite not having air conditioning. The layout keeps the apartment fresh, even on warmer days.

Right in the Oltrarno area, south of the river, the trendy Santo Spirito district boasts a lively nightlife. The bars on Piazza Santo Spirito attract young locals, and dining options range from chic restaurants to casual trattorias. Artisanal shops sell shoes and costume jewelry, and antique stores are abundant on Via Maggio. Nearby, the Pitti Palace houses a collection of Old Masters, and the tranquil Boboli Gardens feature statues and fountains.

The apartment, spread over 60 square meters, features a modern layout. It includes one double bedroom, a cozy entrance hall, a bright, fully equipped kitchen, and an open-plan dining room, as well as a bathroom with a shower. Additionally, there is a private courtyard with a table and chairs, perfect for enjoying a meal outdoors. The apartment comfortably accommodates two people, making it ideal for a couple.

Recently furnished by the owner with attention to detail, the apartment reflects a personal taste and love for architecture and design. The lighting and designer furniture were carefully selected, and local craftsmen contributed to making this space truly unique.

As we don't have a front desk please let us know a precise arrival time at least 24h before check in date.
Any late check in must be requested and approved 24h before arrival.
Early and Late Check-In has an extra cost:
From 12 noon to 3pm: €10 ( €15 on weekends)
From 7pm to 8pm: €25
From 8pm to 10pm: €35
From 10pm to MIDNIGHT: €45
No check-in after MIDNIGHT, except for agreement made previously.

Neighbourhood overview
In the Oltrarno area, south of the river, trendy Santo Spirito offers a lively nightlife. Artisanal shops sell shoes and costume jewelry, and antiques stores are plentiful in Via Maggio. Beside Pitti Palace and its collection of Old Masters, the tranquil Boboli Gardens have statues and fountains. The presence on the main street of a supermarket 500 m away, wooden craftsmen and lamps, master goldsmiths, a book shop, design shops for the home, a butcher shop with fine meats, a baker 800 m away, one of the best Japanese restaurants in town, a French restaurant, a pleasant bar for aperitifs, the bus stop 200 m away and all this just a few steps from the centre can only help for a practical stay.
Within 5/15 minutes Ponte Vecchio, Palazzo Pitti, The beautiful Uffizi, as well as the main shopping streets.

IMPORTANT: PLEASE READ CAREFULLY
Age Requirement: The primary guest must be over 21 years old and will sign a short-term agreement at check-in for insurance, tax, and legal reasons.
Identification: All guests must provide a valid ID at check-in in compliance with Italian police regulations through a secure link. Failure to do so will result in denied entry.
Long-term Stays: By Italian law, stays over 30 nights require a tenancy agreement.
No Smoking
No Pets
Noise Restrictions: Strictly no parties or loud noises. Please be considerate of noise levels when entering and exiting the flat, especially after 11 PM.
Visitors: No external guests in the apartment without prior written approval, as per police regulations.
Cleaning Fee: Covers check-out cleaning only. Please maintain cleanliness, including kitchen clean-up (no leftover dirty dishes or garbage). Additional charges may apply for non-compliance.
Electricity Usage notice: Italian homes have a limited electricity capacity. Using multiple appliances simultaneously may trip the main switch. To reset the power, turn off the devices before switching the electricity back on. The main switch, a white box, will be pointed out to you upon arrival.
Plumbing: Only toilet paper should be flushed. Disposing of other items, especially feminine products, can cause blockages and may incur damage charges.
Heating Regulations: Per local laws in Florence (zone D), heating is permitted only from November 1 to April 15.
Lost Keys: A fee of €100 will be charged for each lost key set.
Utilities for Long Stays: For stays exceeding 30 days, the guest is responsible for all utility bills, calculated based on actual usage at the end of the stay.
