This beautifully restored penthouse apartment is bright, cozy, and elegantly designed with refined finishes that give it a distinctive charm. Every room offers sweeping views, and the apartment boasts a spacious 30sqm terrace with breathtaking views of Florence—a perfect spot to unwind with a glass of Chianti after a day of exploring.

Located on the 4th floor of a stunning building with an elevator (access begins on the first floor, with 25 steps before the elevator), the apartment comfortably accommodates up to six guests. It features two bright double bedrooms (one with two separable beds), including one with an ensuite bathroom, plus an additional spacious bathroom. The living room, offering magnificent views, includes a comfortable double sofa bed and TV. The apartment also has a dining area and a well-equipped kitchenette with a fridge, freezer, microwave, kettle, Nespresso coffee maker, and dishwasher. Additional amenities include A/C, WiFi, and a washer/dryer.

Please note there is a flight of stairs from the building entrance to the elevator.

Access
Check-in time is 3PM - 7PM
As we don't have a front desk please let us know a precise arrival time at least 24h before check in date.
Any late check in must be requested and approved 24h before arrival.
Early and Late Check-In has an extra cost:
From 12 noon to 3pm: €10 ( €15 on weekends)
From 7pm to 8pm: €25
From 8pm to 10pm: €35
From 10pm to MIDNIGHT: €45
No check-in after MIDNIGHT, except for agreement made previously.

Neighborhood
The apartment is located along the Arno river in the heart of Florence, one of the most beautiful part of the city. Every day returning home you will enjoy the amazing view on the old bridges and all the wonderful buildings beside the river. The "oltrarno" area is the most enjoyable part of the city, full of bars and restaurants where you can have an authentic Florentine experience.
All the most famous sites like Duomo, Uffizi Gallery and Old bridge are within walking distances (10 minutes)

Transit
Florence city centre is a ZTL zone which stands for “limited traffic zone” and therefore special rules apply to when you can enter this area. This particular apartment is in fact located just outside the ZTL zone so this means that if you are thinking of coming to Florence by car and wish to drive around, then you can. Parking is only for residents.

IMPORTANT: PLEASE READ CAREFULLY
Age Requirement: The primary guest must be over 21 years old and will sign a short-term agreement at check-in for insurance, tax, and legal reasons.
Identification: All guests must provide a valid ID at check-in in compliance with Italian police regulations through a secure link. Failure to do so will result in denied entry.
Long-term Stays: By Italian law, stays over 30 nights require a tenancy agreement.
No Smoking
No Pets
Noise Restrictions: Strictly no parties or loud noises. Please be considerate of noise levels when entering and exiting the flat, especially after 11 PM.
Visitors: No external guests in the apartment without prior written approval, as per police regulations.
Cleaning Fee: Covers check-out cleaning only. Please maintain cleanliness, including kitchen clean-up (no leftover dirty dishes or garbage). Additional charges may apply for non-compliance.
Electricity Usage notice: Italian homes have a limited electricity capacity. Using multiple appliances simultaneously may trip the main switch. To reset the power, turn off the devices before switching the electricity back on. The main switch, a white box, will be pointed out to you upon arrival.
Plumbing: Only toilet paper should be flushed. Disposing of other items, especially feminine products, can cause blockages and may incur damage charges.
Heating Regulations: Per local laws in Florence (zone D), heating is permitted only from November 1 to April 15.
Lost Keys: A fee of €100 will be charged for each lost key set.
Utilities for Long Stays: For stays exceeding 30 days, the guest is responsible for all utility bills, calculated based on actual usage at the end of the stay.
