Charming Oltrarno Apartment in Florence

Welcome to our charming two-bedroom apartment located in the heart of the Oltrarno, one of Florence's most authentic and vibrant neighborhoods. Situated on the first floor of a traditional Florentine building (no elevator), the apartment exudes local character with its terracotta-tiled floors and exposed wooden beams.

Space
The master bedroom features a comfortable double bed and a private ensuite bathroom. The second bedroom offers a single bed with a pull-out option that converts into a double. For added convenience, there is a spacious family bathroom, and the living room includes a sofa bed that sleeps two more guests, allowing the apartment to comfortably accommodate up to 6 people.

You'll also enjoy a lovely private internal courtyard, perfect for relaxing after a day of sightseeing. The fully equipped kitchen has everything you need to prepare meals, while modern amenities like Wi-Fi and air conditioning ensure a comfortable stay.

Ideal for families or groups, our apartment provides an authentic Florentine experience just a short walk from iconic landmarks like the Ponte Vecchio and Pitti Palace.

Access
Check-in time is 3PM - 7PM
As we don't have a front desk please let us know a precise arrival time at least 24h before check in date.
Any late check in must be requested and approved 24h before arrival.
Early and Late Check-In has an extra cost:
From 12 noon to 3pm: €10 ( €15 on weekends)
From 7pm to 8pm: €25
From 8pm to 10pm: €35
From 10pm to MIDNIGHT: €45
No check-in after MIDNIGHT, except for agreement made previously.

Neighborhood
The Oltrarno neighborhood, located just across the Arno River from Florence's historic center, is known for its authentic charm, artisan workshops, and vibrant local atmosphere. Less crowded than the touristy areas, Oltrarno offers a true taste of Florentine life, with beautiful piazzas, quaint cafés, and traditional trattorias.

Transit
Florence city centre is a ZTL zone which stands for “limited traffic zone” and therefore special rules apply to when you can enter this area. This particular apartment is in fact located just outside the ZTL zone so this means that if you are thinking of coming to Florence by car and wish to drive around and park, then you can do so without risking a fine.
From Oltrarno, you can easily reach major attractions:
Ponte Vecchio: 10-minute walk
Pitti Palace and Boboli Gardens: 5-minute walk
Uffizi Gallery: 15-minute walk
Duomo and Piazza della Signoria: 20-minute walk
It's the perfect area to experience Florence like a local while staying close to the city's main sights.

Notes
IMPORTANT: PLEASE READ CAREFULLY
Age Requirement: The primary guest must be over 21 years old and will sign a short-term agreement at check-in for insurance, tax, and legal reasons.
Identification: All guests must provide a valid ID at check-in in compliance with Italian police regulations through a secure link. Failure to do so will result in denied entry.
Long-term Stays: By Italian law, stays over 30 nights require a tenancy agreement.
No Smoking
No Pets
Noise Restrictions: Strictly no parties or loud noises. Please be considerate of noise levels when entering and exiting the flat, especially after 11 PM.
Visitors: No external guests in the apartment without prior written approval, as per police regulations.
Cleaning Fee: Covers check-out cleaning only. Please maintain cleanliness, including kitchen clean-up (no leftover dirty dishes or garbage). Additional charges may apply for non-compliance.
Electricity Usage notice: Italian homes have a limited electricity capacity. Using multiple appliances simultaneously may trip the main switch. To reset the power, turn off the devices before switching the electricity back on. The main switch, a white box, will be pointed out to you upon arrival.
Plumbing: Only toilet paper should be flushed. Disposing of other items, especially feminine products, can cause blockages and may incur damage charges.
Heating Regulations: Per local laws in Florence (zone D), heating is permitted only from November 1 to April 15.
Lost Keys: A fee of €100 will be charged for each lost key set.
Utilities for Long Stays: For stays exceeding 30 days, the guest is responsible for all utility bills, calculated based on actual usage at the end of the stay.
